What Lies Behind a Property Price?

A property estimate considers the property, its location and the references available at the time of analysis.

Details Before an Estimate

To begin a valuation, we ask for the address, floor area, features, condition and other relevant property information. When needed, we arrange a visit to understand details that floor plans or photographs cannot show. We then examine available comparable references and the differences between them. The result is an estimate in context for the agreed purpose, not a promise of a sale price or a prediction of when a transaction will occur.

What the Analysis Covers

Verified Features

Floor area, layout, condition and relevant attributes are considered based on the information and access provided by the owner.

Comparable References

We examine listings and accessible local market data, noting differences that may limit a direct comparison.

Defined Purpose

We agree on whether the estimate will support a sales conversation, a review of market positioning or another decision within the agreed scope.

Limits That Need to Be Clear

Markets change, and seemingly similar properties can have very different conditions. An estimate depends on the quality of the information provided, available references and the opportunity to inspect the property. When the purpose requires a technical report, expert assessment or document subject to specific requirements, we explain the need for a qualified professional. We describe what we will deliver before starting, so you know how you can use it.
